We are seeking an experienced and commercially astute Commercial Development Manager to play a key role in the delivery of a landmark Grade A office redevelopment project in the heart of Manchester city centre.
This high-profile, high-rise scheme represents a major strategic investment and will form a flagship asset within the organisation's commercial portfolio. The role offers a rare opportunity to shape the future life of a well-known, landmark prime office development.
Role overview
The Commercial Development Manager will oversee the life cycle of the redevelopment of the individual asset. The successful candidate will be involved in all aspects of the redevelopment process from planning, project management, feasibility studies, financial control, risk management and stakeholder management.
Key responsibilities
Liaising with planning consultant and the Local Planning Authority
Conducting detailed viability studies
Overseeing the construction team, managing timelines and co-ordinatling with the wider development team
Preparing, managing and monitoring project budgets and costs
Identifying risks to the project and mitigating the impact of these
Managing stakeholder relationships with Local Authorities, Investors & Internal teams
Reporting to the Board on all aspects of the project
Skills and experience
The ideal candidate will have strong experience in commercial real estate development of large scale refurbishment projects. Ideally with focussed experience on city centre office projects.
Be able to demonstrate strong understanding of planning, building regulations and the construction process.
Ideally have experience of working with listed buildings and or heritage assets
They will be commercially analytical, confident working with financial appraisals and development viability models, and comfortable presenting recommendations to senior stakeholders and executive-level decision makers.
Strong stakeholder management skills are essential, along with experience coordinating external advisers and professional teams. The role requires a proactive, strategic thinker who is comfortable operating with a high degree of autonomy and accountability.
