The Lygon Arms - Maintanance and Estate Manager - Responsibilities To excel in property and facilities management, a hands-on, practical, and flexible approach is essential. It is critical to understand and uphold your responsibilities under the Health & Safety at Work Act to ensure a safe environment for everyone. Familiarizing yourself with the Hotel's Fire Safety Procedures is not just a requirement; it’s a commitment to the safety and well-being of our guests and staff. Take ownership of the safety of all appliances, fixtures, and fittings. Ensure they comply with Health & Safety regulations; if alterations are needed, initiate them promptly, and if not feasible, report any issues to the General Manager for swift action. Regular collaboration with the General Manager helps determine job priorities, facilitating a seamless operation for the department while effectively communicating any potential challenges. Be an architect of the department's annual budget alongside the General Manager, ensuring that all spending aligns with our financial goals and constraints. Establish a long-term, impactful preventative maintenance plan that not only sustains operations but enhances our property’s value. Develop a proactive approach to general maintenance that preempts issues before they arise, showcasing our commitment to excellence. Embrace teamwork and flexibility, taking on any reasonable task as required by the General Manager, which fosters a collaborative and efficient work environment. Show respect and leadership by effectively managing the maintenance team’s personal and professional development—overseeing schedules, holiday requests, appraisals, trainings, and disciplinary measures with care. Be intuitive in delegating tasks within the maintenance team to ensure that all deadlines are met without compromising quality. Respond to emergency maintenance calls from all departments with pride, demonstrating the unwavering commitment to our hotel's operations. Exhibit flexibility and adaptability in adjusting to changing job priorities with short notice, while ensuring all critical maintenance tasks are completed promptly. When necessary, coordinate contractor engagements and raise purchase orders diligently to support our operations. Show enthusiasm by attending training sessions and senior management meetings regularly, sharing valuable insights with the team, and fostering a culture of continuous improvement. Maintenance and Estate Manager - About you An IOSH or NEBOSH qualification would be beneficial but not essential. Experience in writing and producing risk assessments, managing contractors, and ensuring fire safety. Extensive experience in leading diverse teams and managing external contractors. Significant experience in working proactively and applying a solution-focused approach to challenges. Proven ability to work well independently and as part of a larger team. Due to the nature of the role, strong financial acumen is key, with the ability to manage costs and project manage within tight budgets and deadlines. Plumbing trade qualification, BIFM or FM qualification and/or an NVQ Level 3 in electrical or mechanical maintenance would be advantageous but not essential.
