Description
Carry out detailed inspections of residential properties to identify building defects, disrepair, and breaches of statutory or contractual obligations
Diagnose causes of disrepair, including damp, mould, condensation, structural issues, and building component failure
Prepare clear, accurate survey reports, schedules of works, and specifications in line with housing standards and best practice
Assess health and safety risks and ensure compliance with relevant legislation, including the Housing Health and Safety Rating System (HHSRS)
Provide technical advice to internal teams on remedial works, priorities, and appropriate repair solutions
Liaise with residents, contractors, legal teams, and other stakeholders in a professional and empathetic manner
Support the management of disrepair claims, including responding to legal enquiries, preparing expert evidence, and attending site meetings where required
Monitor and inspect repair works to ensure quality, value for money, and compliance with specifications and timescales
Maintain accurate records, photographs, and case notes using housing management systems
Contribute to service improvement by identifying recurring issues, trends, and preventative maintenance opportunities
Ensure all activities align with organisational policies, regulatory requirements, and customer service standards
Profile
A successful Adaptations Surveyor should have:
Proven experience in conducting disrepair property surveys within the construction or property industry.
Comprehensive knowledge of building regulations and safety standards.
Strong technical skills, including the ability to prepare detailed reports.
Experience working collaboratively with contractors and stakeholders.
A results-oriented approach with excellent organisational skills.
