A global real estate investor and operator is hiring into its London-based Asset Management team. The platform invests across operational real estate, including living, hospitality, senior living and other income-generating, service-led asset classes, partnering closely with best-in-class operators to drive performance.
This is not a traditional asset management role. It sits at the core of value creation, where real estate meets operating business performance. The focus is on understanding, modelling and driving the underlying economics of the asset, not reporting on it.
The Role
* You will work directly with operating partners and senior stakeholders to analyse, challenge and enhance asset-level performance. This means going beyond the numbers, understanding why performance looks the way it does, and how specific operational or strategic decisions will flow through to NOI and long-term value.
* A core part of the role is building and owning complex, bottom-up financial models. You will take granular operational inputs, staffing costs, occupancy dynamics, pricing strategies, cost structures and translate them into fully integrated cash flows that inform real decisions.
* You should be comfortable answering questions like - “If we change staffing ratios, reprice units, or deploy capex here—what happens to NOI, margins and yield on cost over time?” — and building the model to prove it.
Key Responsibilities
* Drive asset-level performance across a portfolio of operational real estate investments
* Partner closely with operators to identify and execute value creation initiatives
* Build, own and continuously refine detailed financial models from raw operational data
* Translate operational levers (pricing, staffing, occupancy, cost control) into forward-looking cash flow and NOI outcomes
* Lead deep-dive performance analysis across P&Ls, KPIs and unit economics
* Assess and implement strategic initiatives including repositioning, capex, and operational optimisation
* Support investment decisions through rigorous scenario analysis and business planning
* Engage directly with senior stakeholders, influencing decision-making with clear, data-driven insight
Candidate Profile
* This role is for a builder and thinker, not someone who inherits or maintains models, but someone who creates them from first principles and uses them to drive decisions.
* Proven experience in operational real estate (e.g. living, hospitality, student accommodation, multifamily, healthcare/care homes or similar)
* Exceptional financial modelling capability—able to build complex, dynamic models from granular datasets
* Deep understanding of asset-level P&Ls, cost structures and operational drivers of NOI
* Strong grasp of concepts such as yield on cost, margin expansion and value creation through operations
* Experience working with, or alongside, operating partners and management teams
* Commercial mindset: able to link operational decisions to financial outcomes and long-term asset value
* High level of ownership, intellectual curiosity and confidence engaging with senior stakeholders
