Ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all BMS & EMS Systems within the site that interface with the mechanical, electrical and refrigeration systems.
Key Tasks
* Ensure that routine PPM is carried out to all BMS & EMS systems plant in accordance with Site task schedules and asset lists.
* Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made.
* Ensure that all calibration activities are carried out to all BMS Systems and Sensors in accordance with Site task schedules and asset lists.
* Ensure plant faults and defects are always swiftly remedied to maintain plant in serviceable order.
* Ensure that suitable spares are available to carry out both maintenance and reactive works. Provide parts lists and estimated timescales to carry out remedial works.
* Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the Contract Support.
* Ensure that Method Statements and Risk Assessments are prepared, and used for all tasks undertaken to ensure safe working practices at all times.
* Develop a good working relationship with all members of CBRE staff, subcontractors and the client representatives.
* Ensure the provision of a Safe and Healthy working environment. Wearing of uniform and PPE at all times.
* Present the professional image of CBRE to clients at all times.
* Keep up to date logs at all times.
* Supervise and monitor subcontractors’ works whilst they are on site undertaking maintenance.
* Undertake lone working when and where required, subject to passing satisfactory training.
* Ensure assigned tasks are actioned and completed as appropriate.
* Ensure tasks are completed with the appropriate H&S awareness/implementation.
* Ensure awareness and compliance to the contractual KPI’s/SLA’s.
* Keep Computer Based Maintenance systems, e.g. Cerm View, Remedy, Concept, up to date and ensure PPM and reactive tickets are closed out with accurate data captured.
* Operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and client requirements (or approved client system).
* Perform any other task as directed by the account management team.
Qualifications
* Electrical Engineer / City & Guilds qualification in Electrical or BTEC, ONC, or City & Guilds, or equivalent ideally with a mechanical or electrical apprenticeship or significant experience.
* Multi-Skilled – Mechanical / Electrical Knowledge of UPS / Generators / Power Distribution / HVAC.
* Experience of working in a Data Centre Environment.
* Desirable: Knowledge and understanding of Information and Communications Technology (ICT).
Accountabilities
* Accountable to Day Supervisor and Campus Manager.
* The post holder does not have any directly reporting staff.
