Job Purpose:
To assume responsibility as the HFM, Asset onboarding & Project lead for mobilisation and transition of accounts new to EMCOR UK, as well as the re-mobilisation, demobilisation, and transformation of existing accounts/services when necessary.
What you'll do:
High Level Accountabilities:
1. To effectively manage the technical service stream within mobilisation and transition of new accounts in line with the established M&T Standard Operating Procedure and accredited project management principles.
2. To oversee the Asset Verification service stream within mobilisation and transition of new accounts in line with the established M&T Standard Operating Procedure and accredited project management principles.
3. To oversee the Projects service stream within mobilisation and transition of new accounts in line with the established M&T Standard Operating Procedure and accredited project management principles.
4. To ensure the asset data gathered is of sufficient quality and is successfully uploaded into the CAFM system with the correct maintenance regime applied.
5. To ensure a sufficient asset maintenance regime is applied which satisfies legal requirements from Go Live day 1.
6. To successfully manage and complete effective account recoveries and various change initiatives as and when required.
7. To support EMCOR UK’s Business Development Team in selling EMCOR UK’s Mobilisation and Transition and Hard Service product to new and existing clients.
8. To be an effective member of EMCOR UK’s Mobilisation and Transition Team and complete wider activities to support the strategy of this team.
Roles & Responsibilities:
1. To effectively establish and manage EMCOR’s relationship with the Technical Services client throughout M&T as per the agreed terms of reference document.
2. Co-ordinating the assessment and delivery of the central compliance team’s output for ‘significant risk’ activities including HV/LV, Pressure/Mechanical and CS AP duties ensuring sufficient cover is provided for Day 1.
3. To review and understand the commercial obligations for contractual technical and asset management service delivery.
4. To maintain the technical and asset onboarding mobilisation programme pack, which reflects the contract scope and agreed processes.
5. To design and implement the technical services processes for the account in partnership with HSEQ and EMCOR SSoW process.
6. To design the technical specifications for the subcontractors in partnership with the procurement lead.
7. To assume the role of another SME as and when required.
8. To complete 100% of allocated technical and asset onboarding stream activities within the M&T programme.
9. Prepare and manage technical and asset related risk register during mobilisation phase and hand these to Contract lead once steady state has been achieved.
10. Prepare regular internal status reports identifying current and potential risk and opportunity.
11. To design and implement account recovery plans and change projects.
12. To continually make suggestions for M&T SOP improvements.
HR
1. To ensure that performance is consistent and satisfactory.

HSW
1. To comply with EMCOR UK’s SSOW and HSW Policies and procedures at all times.

3. To complete x6 SCA per annum.
IT
1. To act as Superuser on all relevant IT packages and systems.
2. To keep up to date with relevant IT systems and proactively utilise Office 365 and Smartsheet applications.
Client
1. To establish a consistently positive working relationship with all clients and end users.
2. To ensure an effective feedback mechanism is in place to allow clients feedback to be monitored and actions logged and closed out.
3. To ensure all applicable processes are designed to ensure operational excellence; with waste reduced and value add increased.
Commercial & Finance
1. To deliver your service in compliance with your allocated budget.
2. To satisfy all contract deliverables.
3. To ensure KPIs and SLAs are passed so that EMCOR UK does not incur financial penalties.

Person Specification
Who you are:
1. Good amount of experience within a similar role.
2. Thorough technical knowledge, plus relevant experience of asset management and delivery of the operation and maintenance of all building services including critical services with experience of controlled environments.
3. To be able to demonstrate knowledge of statutory regulations associated with all building services and Permits to Work systems in highly regulated and controlled environments.
4. An experienced operational and maintenance leader with regard to business-critical service systems in a 24/7/365 environment.
5. Good knowledge of ISO 50001 processes, SFG20 and CAFM systems.
6. Technically qualified, minimum NVQ level 4, in appropriate engineering disciplines.
7. IOSH Managing Safely is required.
8. CAFM management experience is required.
9. Chartered Engineer - Desirable.
10. Master’s Degree in Mechanical, Civil or Electrical Engineering - Desirable.
11. Strong analytical skills including root cause analysis and process mapping.
12. FM and Water industry experience is preferred.

14. Relevant IWFM qualification is preferred.

1. Ideally be security cleared to SC (or above) or meet all minimum criteria to apply for and pass security clearance procedures.
2. During the course of your duties, you may have access to confidential information, which must not be divulged to an unauthorised person at any time.
