Job Title: Preconstruction Manager
Reporting to: Technical Director
Delegating to: Commercial Director
Location: Wigan
Job Purpose:
The MEP Preconstruction Manager will play a critical role in managing the preconstruction phase of projects, focusing on Mechanical, Electrical, Public Health and Life Safety systems. This position ensures the seamless integration of MEP design elements with overall project goals including commercial targets, collaborating with third party consultancy teams, complying with latest edition building regulations and early procurement of materials and contractors to deliver innovative, cost-effective, and high-quality solutions.
Key Responsibilities:
Preconstruction Management:
* Lead MEP preconstruction activities, including scope definition, budgeting, scheduling, and risk assessment.
* Coordinate with clients, architects, engineers, and contractors to align MEP design with project objectives.
* Evaluate MEP design concepts for constructability, compliance, and cost-effectiveness.
Design Development:
* Oversee the development of MEP systems design, ensuring they meet project specifications and standards.
* Review and comment on MEP engineering drawings, plans, and specifications.
* Identify and implement value engineering opportunities to optimise design and cost.
Budget and Cost Management:
* Prepare and manage MEP cost estimates and budgets during the preconstruction phase.
* Collaborate with the procurement team to analyse bids, select vendors, and negotiate contracts for MEP systems.
* Track and report on MEP cost impacts throughout the preconstruction process with the commercial director.
Team Collaboration:
* Coordinate with project managers, construction teams, and subcontractors to ensure smooth handoff from preconstruction to construction.
* Serve as a technical resource for the project team, addressing MEP-related challenges and changes.
* Foster strong relationships with external stakeholders, including clients and regulatory agencies.
Quality Assurance and Compliance:
* Work with the consultancy team to ensure the MEP designs meet British standards, regulations, and sustainability.
* Conduct quality reviews and risk assessments to mitigate potential design or construction issues.
* Champion the integration of energy-efficient and sustainable MEP solutions.
* Assist with overall project compliance with regards building safety act and gateway submissions
Key Skills and Competencies:
* Detailed understanding of mechanical, electrical, and plumbing systems.
* Detailed knowledge of RIBA stages of design, planning process and gateway submissions for building safety act compliance
* Excellent communication and interpersonal skills
* Ability to proactively manage the design process
* High attention to detail and organisational skills.
Qualifications and Experience:
Education and Experience (preferable but not essential):
* Degree in Mechanical, Electrical, or Plumbing Engineering, Construction Management, or a related field
* Minimum of 7 years of experience in MEP design, preconstruction, or construction management, with a focus on large-scale residential and commercial projects.
Technical Skills (preferable but not essential):
* Experience in design software (e.g., AutoCAD, Revit) and project management tools (e.g., Project, Asta)
* Strong understanding of MEP systems design, construction techniques, and cost estimation.
* Familiarity with energy codes, British standards, and building regulations.

Salary: £50,000 to £70,000
