JOB DESCRIPTION Are you a skilled manager with experience in complex cases? We are seeking a dedicated and experienced Complex Repairs Manager to join our South Coast property team on a full-time, permanent basis. Reporting into the Regional Head of Service you will provide a wide range of technical building and construction expertise to regional Guinness Property teams and subcontractors. You will act as a subject matter expert enabling effective resolution of major repairs, damp & mould issues, NHBC claims and regulatory and legal issues. You will also carry out surveys, HHSRS monitoring and assessments to identify defects and provide effective solutions. Key Responsibilities Operative management: You will provide professional advice and guidance to colleagues with regards to the appropriate uses of materials in line with legislative standards and company guidelines. Surveying: You will undertake building surveys and prepare schedules for a range of purposes including condition, disrepair, defects, dilapidations, and enforcement notices. Stakeholder engagement: You will build relationships with the commercial teams and ensure that the work carried out by contractors is within budget by ensuring the necessary financial controls are exercised. Legislative knowledge: You will provide advice on the requirements of Section 11 of the Landlord and Tenant Act 1985 and other relevant legislation. Health & safety awareness: You will ensure that the company's obligations relating to Health and Safety and other statutory regulations are adhered to through monitoring of safe working practices. Role Criteria Essential: You will hold a HNC in Surveying or Construction & Built Environment or equivalent) or higher. You will hold a valid driver's licence as a company vehicle will be provided. Excellent technical knowledge of building construction, repair techniques, related legislation, building regulations and best practice. Ability to produce detailed surveys, specifications, and cost estimates for large and complex works. Excellent planning and organisational skills with a successful track record of delivering complex services in similar circumstances. Have acted as an expert witness at enquiries, tribunals, hearings and/or similar proceedings. Demonstrates a personal commitment to continuous professional development and service improvement. Proven experience of providing excellent customer service. Proven ability to provide accurate and clear communications in writing, face to face or by telephone, and reports for distribution at a senior level. Good IT skills and knowledge of Microsoft Office, housing and property management systems and an understanding of new and emerging technologies related to housing. Extensive experience of service delivery, financial monitoring, and control. Desirable: NEBOSH Certification in Construction. Certified Surveyor of Timber & Dampness in Buildings (CSTDB). Certified Surveyor of Dampness in Buildings (CSDB). Level 4 Certificate in Housing. RICS Expert Witness Certificate.
