The Opportunity
Kingsley Recruitment is working exclusively in partnership with Tatton Estate, one of most dynamic private estates in the Northwest (commercial, residential and agricultural land), deeply rooted in the region’s heritage and committed to long-term stewardship, community engagement, and sustainability.
A Residential Property Manager is required which shall be a pivotal role, helping to drive the strategic and operational oversight of the Estate’s residential portfolio
The successful candidate will be working alongside the newly appointed Head of Asset Management, ensuring the Estate’s extensive residential portfolio is well-managed to the highest standard.
Main Responsibilities
* Drive third party agents to deliver lettings performance and be responsible for potential customer assessment and selection and develop a robust process to ensure all potential customers are suitably referenced and assessed.
* Be responsible for lease negotiations with customers along with handling any lease renewals and terminations.
* Develop strong relationships with the Estate customer base to deliver a more proactive approach to customer management and ensure customers are retained and/or void periods are minimised.
* Work with the Transactional Finance outsource provider and the Finance Director to manage any bad debt positions and ensure suitable action is taken whilst maintaining customer service levels and Estate reputation.
* Be the primary point of contact for all customers ensuring complaints and issues are handled quickly and effectively.
* Carry out regular inspections and ensure the properties are in good condition and any issues have been reported and addressed.
* Work with the Building Surveyor to identify the need for technical inspections and condition reporting to develop a suitable programme for repairs and maintenance of Estate assets in line with business plans and Estate cashflow.
* Be responsible for delivering any activity required to ensure the portfolio meets all regulatory, conservation and compliance requirements and maintain a robust risk and compliance reporting process in line with Estate and sector best practice.
* Ensure customer data and billing arrangements are up to date at all times and take the lead on the successful negotiation of any lease disputes that may arise.
* Support the Building Surveyor in the successful tendering and management of any capital or maintenance project across Estate assets to ensure that the end product is of suitable quality and will meet with customer satisfaction.
* Establish and maintain strong working relationships with approved contractors.
* Work with the team to source and onboard new contractors to expand contractor base and support service delivery.
* Support the Asset Managers with any ad hoc reporting or activity required.
* Keep accurate records using the property management system.
Pre-Requisites
* Previous experience of working in a similar role
* Full UK Driving Licence
Remuneration & Benefits
* Basic Salary £35,000 to £40,000 p.a. (D.O.E.)
* Car Allowance up to £4,500 p.a. (D.O.E.)
