Senior Property Manager

An established Property Management company is looking for a driven candidate they can train to become a highly successful Property Manager to contribute positively to their vibrant team in Bristol.

Your duties will include:
1. Managing a residential portfolio in accordance with process and legislation.
2. Assisting the Head of Property Management to provide professional property management services for a portfolio of freehold/leasehold developments and individual properties on behalf of clients, developers, and Resident Management Companies, proactively managing in accordance with management agreements/SLA.
3. Managing company targets related to income and service delivery.
4. Conducting site visits and regular inspections to ensure proper maintenance.
5. Liaising with contractors to ensure work is completed and provides value for money.
6. Dealing with leaseholder enquiries related to the development.
7. Handling calls and messages professionally.
8. Responding to correspondence and emails from directors, lessees, and tenants as directed by the Head of Property Management.
9. Attending residents and directors meetings, raising fees where applicable, and issuing draft minutes.
10. Drafting and issuing Section 20 notices for major works.
11. Corresponding with lessees, tenants, and letting agents regarding lease breaches and setting up files.
12. Drafting service charge budgets.
13. Ensuring the property operates smoothly.
Candidate Requirements:
* Experience in property management and customer care.
* Must be eager to develop a career in property.
* Valid driving license.
* Approachable, presentable, and IT literate.
