Responsibilities
of the Design Manager
1. Lead the design process across pre-construction and live projects
2. Review ERs and support the production of Contractor's Proposals
3. Develop and manage design programmes in line with project timelines
4. Coordinate design consultants, surveys, and approvals
5. Chair design meetings and ensure deliverables are tracked and met
6. Identify and manage design risks, change control, and compliance issues
7. Review drawings for buildability, cost-efficiency, and statutory compliance
8. Liaise with planning, building control, warranty providers, and statutory bodies
9. Support pre-construction bid teams with technical input
10. Mentor and support junior team members (Design Coordinators/Assistants)
Requirements of the Design Manager
11. Previous experience in a similar role with a main contractor or developer
12. Proven track record delivering refurbishment, remediation, or residential schemes
13. Strong working knowledge of Building Regulations and the Building Safety Act
14. Ability to lead external design teams and manage complex technical information
15. Confident in client-facing meetings and stakeholder coordination
16. Experience with fire remediation or façade/cladding projects is highly desirable
17. Strong communication and programme management skills
