Overview
As a Caretaker you will provide a high quality, responsive and customer-focused service to residents. You will ensure that buildings are maintained with full regard to health and safety and fire safety, undertake risk assessments and reporting/chasing repairs. You will maintain all external communal areas such as gardens and car parks. You will deliver flexible and responsive cover over multiple sites and have the means to travel between locations. Working within the Mobile caretaking service which consists of 15 team members and 1 manager. The role holder will be required to cover multiple high rise blocks and respond to day to day duties. Saturday working hours may be required on occasions (8.00am to 12.00) and would be paid as overtime.
The Main Responsibilities
* Provide a high-quality cleaning and janitorial service to all communal areas, including landings, stairs, lifts, store rooms, bin chute areas, bin room, etc.
* Ensure the building(s) and grounds are cleaned and maintained to a high standard, including management of repairs in communal areas.
* Manage the health & safety of the building(s), including risk assessments and safety systems checks and recording; escalate issues as needed.
* Be a responsible key holder and ensure the safety and security of the building at all times; report incidences of ASB to the local housing team.
* Carry out regular inspections of general service areas (e.g., lifts, communal entrances, stairs, machinery rooms); maintain safety records and report repairs to contractors via the Customer Contact Centre.
* Follow up/chase repairs to ensure they are completed promptly; report and progress repairs for disabled or elderly tenants or in cases of emergency.
* Be a first point of contact for residents and assist with enquiries or signpost to relevant services.
* Be able to work with limited supervision and prioritise workload; physically able to undertake manual duties and walk/stand for long periods.
* Maintain good customer-facing skills and communicate effectively with residents; liaise with colleagues, stakeholders and partner agencies.
Requirements
* Qualified candidates may be required to hold a full clean driving licence; casual car user responsibilities may apply with occasional car journeys and mileage allowance.
* Medical Clearance – Pre-placement health assessment (PPHA).
* DBS clearance – Standard DBS check as part of the Rehabilitation of Offenders Act 1974 (Exceptions) Order 1975 (amended 2013).
* Pre-employment checks will depend on the role; typical checks may include Right to Work, references, qualifications, DBS, driving licence, and BPSS where applicable.
* Evidence of right to work in the UK before commencement of employment; sponsorship under the Skilled Worker route is not provided by Manchester City Council.
