We are looking for an experienced Maintenance Manager to join a leading housing provider in Macclesfield. This Maintenance Manager role is an exciting opportunity to lead a high performing in house maintenance service covering responsive repairs and voids across more than 5000 homes in East Cheshire. The role
As the Maintenance Manager, you will lead the repairs and voids service, ensuring a seamless, proactive, and tenant focused in house maintenance model. You will set the strategic direction for responsive repairs and voids, ensuring all services are delivered cost effectively and in line with organisational values.
Key Responsibilities for the Maintenance Manager role
* Lead a DLO of around 50 operatives including team leaders and operational managers
* Oversee trade teams and ensure strong operational performance and KPI achievement
* Manage budgets and financial controls for the in house maintenance service
* Oversee multiple trade streams including Voids, Estates, Responsive Repairs, Planned Works, Electrical, and Gas servicing and breakdowns
* Manage disrepair, complex casework, and customer focused resolutions
* Support out of hours escalations on a rota basis
* Manage and monitor the Trust supply chain
* Lead teams in line with Trust values, creating a positive and supportive culture
* Drive continuous improvement, service efficiency, and high customer satisfaction
About you
* Proven experience as a Maintenance Manager within Social Housing or a similar environment
* Strong leadership ability with experience managing large in house repairs teams
* Confident overseeing KPIs, budgets, contracts, and operational performance
* Skilled in managing multi trade environments across repairs and voids
* People focused with excellent communication skills
* Able to lead by example and embed organisational values in everyday work
