JOB SUMMARY:
The Maintenance Manager is a key member of our team, who will be responsible for the daily maintenance operations at Stratford Parks. This role will be focusing on maintaining our high customer service standards in respect to the maintenance and repair work carried out in holiday, residential and park buildings, ensuring the park is always looking neat and tidy. Accountable for leading a team to develop their skills and knowledge to ensure every task is completed in a swift and timely manner. The maintenance at Stratford Parks will be both planned and preventative, but also ensuring compliance with all Health & Safety and legislative requirements. Supervision of all maintenance contractors to ensure they are providing quality workmanship and also adhering to all Avon Estates Health & Safety requirements. The role is 37.5 hours per week, working 5 days out of 7, Monday to Sunday.
MAIN RESPONSIBILITIES:
Lead & manage our maintenance team and contracted trades people, ensuring we recognise and celebrate individual successes.
Ensure all Health & Safety standards requirements & paperwork is implemented and adhered to.
Resource planning and management, including responding to maintenance requests in the fastest most cost-effective way.
Make purchasing decisions with the best value and appropriate quality at the forefront, ensuing all department budgets and systems are adhered to and where required recouping any monies owed.
Work closely with senior management team members to successfully and safely co- ordinate the delivery, siting and sales preparation of residential lodges and holiday homes.
Ensure the Float Management system is installed correctly, and when required, will operate effectively.
Ensure all machinery used is kept in a good clean working order and any relevant safety checks are carried out on a regular basis.
Attract and recruit team members and develop them to a very effectual team through providing coaching, training and support.
A hands-on approach and knowledge to ensure jobs are completed efficiently and finished to a high standard.
Ensure that all areas of the park are kept looking neat and tidy.
Flexibility as this role could, when necessary, include weekends and some evening work.
To follow internal policies and procedures to ensure that departmental costs are controlled and expenditure in line with department budgets.
Promote the business in a positive and constructive way to customers.
Carry out any other ad-hoc duties or reasonable management requests when required.
QUALIFICATIONS & EXPERIENCE:
Previous experience in a general maintenance department is essential, with a proven ability to run an effective and efficient maintenance team
Experience with the maintenance of tools and equipment.
Have good IT and administration knowledge/skills
A knowledge of Health & Safety and Safe Working Practices.
A valid driving license
