Land & New Homes Sales Negotiator Manager required Salary: Up to around £35,000 basic | Year 1 OTE: c. £60,000 - negotiable Car Allowance: £1,500 p.a. Hours: Monday-Friday, 8:45am-6pm (1 in 4 Saturdays 9:30am-4pm, with a day off in lieu) Location: Cheshunt Are you experienced in land acquisition, development sourcing or working with housebuilders? This is an excellent opportunity to join a successful, forward-thinking property business as their new Land & New Homes Manager. You'll play a key role in identifying future development opportunities, building strong relationships with landowners and developers, and supporting the full lifecycle from initial enquiry through to deal completion. This role suits someone commercially aware, proactive, and confident in managing multiple projects at any one time. You'll be joining a supportive and ambitious team where hard work is recognised and rewarded. What you'll be doing In this role, you will take ownership of building a strong pipeline of land and development opportunities by: Pinpointing profitable land, redevelopment sites and commercial buildings with uplift potential. Carrying out thorough due diligence on sites to assess suitability for acquisition or disposal. Using land databases, Land Registry, Companies House and internal tools to research ownership and key stakeholders. Preparing detailed reports, including pricing assessments, viability analysis and market insights. Managing planning-related records and maintaining a well-organised database of opportunities. Producing prospecting materials and enquiries for landowners, developers and associated stakeholders. Conducting on-site visits to accurately record and document site conditions. Liaising with clients, housebuilders and developers to progress deals and maintain strong relationships. Supporting the preparation of documentation for landowner meetings and internal reviews. Attending regular team meetings to provide updates on pipeline activity. What we're looking for We'd love to hear from you if you can bring: A high level of self-motivation and the ability to work independently. Excellent research skills and confidence analysing multiple data sources. Strong communication skills, both written and verbal. A high standard of accuracy and attention to detail. Great time-management and the ability to prioritise your workload effectively. IT literacy and confidence using digital tools and databases.
