The role & about the client:
On behalf of our client, ITS Building People are recruiting for an experienced Project Manager to join a high end residential construction company based in the Lymington. Our client, a well established and award winning contractor specialising in bespoke new builds, refurbishments and conservation projects. Seeking a Project Manager to join their growing team. Projects typically range from £500k to £5m and are based within an hours drive of the head office.
Key responsibilities include, but are not limited to:
Supervise Site Manager, Foreman, Subcontractors and Labor.
Coordinate with the Quantity Surveyor to prepare and monitor budgets.
Set milestones, allocate resources and establish timelines.
Ensure timely delivery of materials and services
Be the main liaison between clients, consultants and on site teams.
Monitor progress, safety and quality on site
Address delays, design conflicts or supply chain problems proactively
Follow local building codes, zoning laws and safety regulations
Track expenses and control costs throughout the project lifecycle.
Review subcontractor payments and variation claims in coordination with QS.
Ensure work meets the design specifications and client expectations.
Conduct safety audits and toolbox talks; ensure adherence to H&S standards.
Provide regular updates, progress reports, and site walkthroughs.
Address concerns, track feedback and ensure satisfaction.
Deliver as build drawings, warranties and manuals to the client.
Permit acquisition and inspections coordination
Sustainability and efficiency compliance for modern builds.
Essential Qualifications/ experience required/ specific requirements for the role:
Previous experience working with residential projects- new build, refurbs and high end properties.
Relevant tickets/ qualifications
Strong leadership and communication skills, with ability to motivate and manage diverse teams
Organisational and time management skills, capable of handing multiple tasks under pressures.
In depth understanding of health and safety regulations and practices
Analytical and strong negotiation skills
Well developed interpersonal skills and the ability to relate complex information in a simple way to a diverse range of people
Strong numeracy and financial management skills
Commercial awareness
A clear understanding of HSE building regulations and all relevant legal requirements.
Software knowledge in Outlook, Excel, Word, Sage, Eque 2, Project. How to apply:
