Job Title: Maintenance Operative
Location: Glasgow
Salary: £26,000 – £30,000 per annum
Working Hours: Monday – Friday, 8am – 5pm

Role Overview You'll take charge of day-to-day maintenance, ensuring flats, communal areas, and plant rooms are safe, well-maintained, and welcoming. You'll manage minor repairs, decorating, and compliance tasks, and support smooth room turns. As the main point of contact for the Regional Manager, you'll report issues, provide updates, and escalate urgent matters, playing a key role in keeping the site running efficiently and residents happy. Key Responsibilities
* Perform daily and weekly compliance tasks (PPM)
* Handle maintenance requests across plumbing, electrical, heating/cooling, lighting, furniture, and general maintenance. Complete minor repairs and decorating on-site, escalating more complex or specialist work to contractors.
* Attend urgent reactive requests logged in our maintenance system
* Conduct site inspections and complete scheduled maintenance
* Support room turns, ensuring readiness within the 5-day SLA
* Maintain accurate records, including photos and updates in in-house systems
* Communicate effectively with residents, site managers, and central office
* Follow health & safety procedures and site access protocols
* Participate in training and continuous improvement initiatives
Skills & Attributes
* Multi-trade skills (plumbing, joinery, decorating, etc.)
* Strong organisational skills and attention to detail
* Excellent communication and customer service
* IT literate; confident with job management systems (Big Change, FixFlow)
* Proactive, reliable, and able to work independently or in a team
