Homes Advisor
Location: Shrewsbury
Hours: 10:00am – 5:30pm (Thursday – Monday subject to change)
Salary: Competitive + OTE (Depending on experience)

Scope
The Homes Advisor will deliver exceptional customer service whilst acting as an ambassador of the Anwyl brand to prospective and existing customers. The role is responsible for responding to all leads, assisting in achieving exchange and legal completion, and ensuring the highest levels of customer satisfaction.
Key Responsibilities
* Maximise sales revenue and profitability by achieving agreed sales targets and seeking opportunities to sell extras/upgrades.
* Ensure that all available digital marketing tools and social platforms are up to date, with any faults reported and fixed promptly.
* Maintain the show home and marketing suite presentation and cleanliness to a high standard, resolving remedial matters as soon as possible.
* Inspect ‘Ready for You’ properties at least twice per week to maintain high standards of cleanliness and presentation internally and externally.
* Adhere to corporate dress code with correct sales uniform, name badge, indoor/outdoor footwear and PPE.
Sales Performance
* Respond to all leads and enquiries within specified timescales and update the Housebuild lead management system accordingly.
* Collect, record and utilise accurate data on prospective customers, ensuring information is accurate by close of business each Friday.
* Follow up leads to schedule appointments for customers to view show homes and/or ‘Ready for You’ properties.
* Qualify prospective customers, tailoring demonstrations to their needs to secure commitment.
* Demonstrate show homes and individual plots, discussing benefits of buying an Anwyl Home.
* Promote the Move Simple scheme and maintain relationships with business partners.
* Ensure prospects are referred to nominated Independent Financial Advisors and solicitors.
* Ensure purchase information and discussions comply with the New Homes Quality Code.
Customer Service
* Throughout the Anwyl Homes customer journey, ensure customers feel valued and important while managing expectations to achieve positive Trust Pilot reviews.
* Action key touch points promptly, including Meet the Builder, Home Demonstration and Key Release appointments.
Market Knowledge and Awareness
* Contribute to the marketing of the site and suggest new ideas to generate interest; provide photo/video material for digital promotion.
* Conduct monthly competitor reports on local new build, second hand and rental markets, specifying features and benefits Anwyl Homes offers by comparison.
* Attend all promotional events associated with own development.
* Identify appropriate opportunities for signage.
* Check all platforms weekly to ensure development information is correct and notify management of any necessary changes.
Team Work
* Understand the build process, keep up to date with developments on site and pass relevant information to the sales manager promptly.
* Develop a good working relationship with the Site Manager, update customers weekly on build progress, managing expectations.
* Hold a weekly sales/site meeting with the Site Manager to discuss plot and sales progress, presentation, customer choices and extras.
* Communicate effectively via Housebuild and email to brief colleagues covering the development.
* Comply with all relevant company policies, procedures and processes, including IT and sales initiatives.
* Comply with Homes Advisor responsibilities as defined in the Group’s Health & Safety & Environment Policy, paying attention to safety of the public.
* Contribute to improving the business and enhancing the reputation by bringing new ideas and implementing change when requested.
