* Annual Rent: £24,000
* Security Deposit: Initial deposit of £3,000, increasing to £5,000 or the equivalent of three months’ rent, whichever is greater
* £1,000 trade credit towards the first order

* Fixtures and Fittings: To be confirmed upon valuation; funding options may be available for the right licensee
* Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, free-of-tie options may be available for certain drinks categories in exchange for an annual fee


Additional Financial Information

* Training: £350.00 – Before signing a long-term agreement, attendance is required at the 7 Steps to Sales Success training programme (online over two days).
* Service Charge Cost: £63.33 per week – Admiral Taverns Premium Maintenance Package for compliance and maintenance; includes access to e-learning for you and staff.
* Zero Business Rates: Based on the April 2023 rating list; only applies if small business rates relief is available and the licensee occupies one property for commercial purposes.

Given the seasonal trading pattern from March to the October half-term, maximizing all revenue streams is crucial to propel the business forward by meeting customer needs and maintaining a strong rapport with regular patrons.


Additional Information

Annual Rent: This is the lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid weekly in advance per agreed terms. The Business Development Manager may discuss startup rent on a case-by-case basis.

Security Deposit: A security deposit is required when applying for a pub with Admiral. The deposit is the greater of £5,000 or three months’ headline rent and is held on account, returned on departure subject to final account balance and condition of the property. A credit check is part of the application process and may affect the deposit amount.

Working Capital: Recommended amount for day-to-day running of the business.

Stock: Valued by an independent valuer on takeover; includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs, and cask ale with unopened containers.

Fixtures & Fittings: Includes items bolted to the floor or walls and free-standing items, including furniture.
