About the Role
Work closely with the wider commercial and project teams to ensure maximum profitability, minimise cost and risk, and enhance value for money across all construction projects — all while maintaining legal, safety, and quality standards. Provide guidance and support to the project finance team, continually review processes for efficiency, and act as a role model within the commercial function.
Key Responsibilities
* Accurately and thoroughly compare subcontractor prices, working with the Contracts Manager to select the most suitable partners for each project
* Maintain strong financial control of all projects to ensure target margins are achieved or improved
* Value and certify subcontractor works, oversee invoices and applications for payment, and arrange timely payments
* Produce valuations and applications for payment to the client, raising client invoices once agreed
* Identify opportunities for value engineering to improve margin, programme, and reduce risk
* Build and maintain relationships with key consultants and architects to support business development
* Develop relationships with suppliers and subcontractors to strengthen and diversify the supply chain
* Understand client requirements and undertake feasibility studies to ensure proposals are viable
* Maintain awareness of different building contracts and their application
* Ensure timely cost and value reporting to support accurate cashflow forecasting
* Manage cost control, forecasting, and reconciliation of CVRs
* Attend site meetings, manage change control, and obtain/provide variation confirmations
* Correctly apply the terms of the main contract, including notices, confirmations, and authorities
* Provide guidance, mentorship, and support to the wider project finance team
About You – Skills & Experience
* Degree or HNC/HND in Quantity Surveying or a related discipline
* Proven experience in a Pre‑Contracts, Contracts Manager, or Quantity Surveyor role, ideally within commercial design & build or fit‑out
* Strong cost‑planning experience with the ability to value engineer designs
* Solid working knowledge of construction and fit‑out processes
* Demonstrable track record of delivering strong commercial outcomes
* Creative and innovative approach to problem‑solving
* Excellent relationship‑building and interpersonal skills
* Team‑focused with the ability to communicate effectively across all levels
* Strong negotiation skills with commercial awareness
* Good understanding of mechanical and electrical disciplines
* Strong knowledge of JCT contracts and current building regulations
* Full (ideally clean) driving licence
