Senior Building Surveyor (Glasgow or Edinburgh)

Senior Building Surveyor role based in Glasgow or Edinburgh. You will join our team of building surveyors and work on projects in both the public and private sectors, with a blend of survey (condition survey, PPM, pre-acquisition) and contract administration experience. A strong understanding of construction technology is required and experience in quality monitoring of construction works would be preferable. The position can be based in Glasgow or Edinburgh and will involve assignments primarily in Scotland, with occasional work throughout the UK.


Responsibilities

* Act as the interface for projects between the client, other designers and the contractor to support successful project delivery.
* Inspect existing properties and develop scope, budgets and programmes for proposed works.
* Liaise with the client to understand requirements and project drivers; keep them informed of project activities.
* Provide guidance on procurement approaches to achieve project deliverables.
* Manage design, programme and cost information to support client decision making.
* Ensure effective communication channels for project delivery.
* Develop tender documentation and specifications using NBS; manage and co-ordinate tender processes and prepare tender reports with recommendations.
* Chair and minute project meetings; act as Contract Administrator and process project notices and correspondence.
* Monitor on-site quality and ensure contractor compliance with contract terms, drawings and specifications.
* Ensure obligations under appointments and H&S legislation are met.
* Represent Thomas & Adamson professionally, upholding company values.


Survey Work

* Undertake various survey types including dilapidations, PPM, condition, schedule of condition and pre-acquisition.
* Provide clear reports and client guidance throughout the process within legal constraints.
* Coordinate and prepare project reports; provide cost advice when needed for projects and related reports.


General Duties

* Oversee/review/approve work of sub-consultants or junior staff to support project delivery.
* Represent the firm professionally, maintaining service quality and integrity.
* Report to clients and stakeholders in line with requirements and company standards.

The SBS will build strong, professional relationships with clients, consultants and contractors based on mutual respect, trust and integrity. Activities include:

* Representing T&A at project meetings to provide advice on all aspects of project assignments and follow-up on actions.
* Communicating clearly with clients and other consultants about information required to perform services.
* Identifying risks and issues and proposing mitigation measures to protect client, T&A and other stakeholders’ interests.


Managing and Motivating the Team

* Play a key role in resource allocation, understanding client requirements and deadlines to deploy resources efficiently.
* Lead and support more junior staff, helping them address issues and challenges positively and professionally.
* Assist with the professional development and training of junior staff.

Qualifications

* Chartered Building Surveyor
* Awareness of current legislation relating to Health & Safety and Building Regulations
* Contract Administration and Project Management experience across a range of projects
* Experience with Dilapidations, Due Diligence Survey Work, Schedules of Condition and Planned Maintenance Inspections
* Interest in construction technology and the relationship between construction processes and building defects
* Proficiency in CAD with knowledge of building standards and related processes
* Ability to work with multiple clients and build strong working relationships
