About the Role
As a Acquisitions Analyst in our Commercial Investments Division, you will play a central role in helping InvestorKit clients build long-term wealth through the acquisition of high-quality commercial real estate. Reporting to the Partner – Commercial Investments, your focus will be identifying and assessing income-producing commercial property that meets our clients' investment criteria. You'll assess assets through financial modelling, lease analysis, and due diligence. Over time, you'll gain exposure to vendor engagement, client support, and cross-functional collaboration with internal teams. This role requires strong technical capability, commercial thinking, and a high level of discipline in execution. You must hold a valid Real Estate Licence in your home state or be eligible to obtain one immediately.
Location: Sydney (hybrid)
This role is Sydney-based and requires 3 days per week in our Sydney office, with flexibility to work remotely on the remaining days.
Salary: $80,000 - $120,000 (DOE) + superannuation
Key Responsibilities
Acquisition Support & Deal Analysis
* Source and assess high quality commercial properties (on-market, off-market, pre-market).
* Analyse assets using in-house cash flow models, lease reviews, tenant covenant strength, and yield-based valuation.
* Conduct due diligence on each asset including, but not limited to, tenant risk, zoning, lease terms, condition reports, capital expenditure, and comparable sale/rent validation.
* Prepare concise and strategic investment recommendations and documentation for internal review.
* Manage asset records and deal pipelines accurately through the CRM and IKIT Portal.
* Travel across Australia to inspect properties and meet stakeholders when required.
* Over time, gain exposure to vendor conversations and end-to-end transaction support.
Team Collaboration
* Share insights and learnings across the Commercial and Strategy teams to support continuous improvement.
* Support the Partner – Commercial Investments with ad hoc research, industry analysis, and strategic improvement projects.
Compliance
* Ensure all work meets internal protocols and external compliance standards.
* Must hold a valid Real Estate Licence or be eligible to obtain one immediately.
