About the Role

The Commercial team handles cost‑effective building activities, including quantity surveying, estimating, procurement and material buying. They focus on delivering high‑quality homes at the best possible cost while ensuring customer satisfaction and sales.

You report to the Senior Quantity Surveyor/Commercial Manager and are responsible for the commercial and surveying duties for a site. You manage costs, control the budget and valuations, update estimated final costs, and ensure absolute cost and value reconciliation. You also manage sub‑contractor procedures, material and goods procurement, and value engineer trades to stay ahead of the market.


Responsibilities

* Maintain all cost control procedures and work within group policy guidelines.
* Compile weekly, monthly and quarterly reports and be aware of new materials and construction methods.
* Update estimated final costs and reconcile absolute cost and value.
* Contribute to conceptual designs/options to keep design within budgeted values.
* Compile Site Start budget and liaise with departments to ensure timely completion.
* Lead value engineering, including updating group and regional review documents.
* Maintain budget control throughout development and manage cost overruns within contingency levels.
* Prepare accurate costings for each aspect of site development.
* Analyse and report on costs and cash flow using available support systems.
* Prepare tenders and procure sub‑contractors, goods and materials using group procedures.
* Compile subcontractor recommendations for approval.
* Process subcontract orders, payments and variations using Excel and group payment system (COINS).
* Evaluate and agree on variations and instructions, ensuring approvals before variations exceed allowances.
* Maximise productivity by liaising with site personnel and subcontractors.
* Attend project and team meetings as required and present the commercial position.
* Compile and present valuations at divisional valuation meetings.
* Accurately control all commercial aspects with regards to the RSL.
* Ensure awareness of all relevant codes of practice, e.g., building regulations, NHBC, HSE, Code for Sustainable Homes.
* Perform any other duties assigned by the senior or managing surveyor/manager.
* Promote and act in accordance with group values, systems, policies and procedures.
* Ensure compliance with group IT systems.


Qualifications

* Qualified HND level or higher with a valid CSCS card.
* Full understanding of current market conditions and rates.
* Ability to control cost to complete on all trades and provisions to ensure live cost certainty.
* Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate budget preparation and valuations.
* Methodical, conscientious and organised, delivering high standards.
* Strong IT skills and working knowledge of commercial software such as project management, payment and valuation systems.
* Articulate, clear and credible; able to thrive under pressure in a fast‑paced environment.
* Able to contribute towards dispute resolution, problem solving and cost issue mitigation.
* Initiative driven, with the drive to take ownership of projects.
* Strong communication skills to build effective internal and external relationships.
* Extensive experience in quantity surveying or related discipline within the housebuilding industry.
* Strong knowledge of building regulations, NHBC and health and safety requirements.
* Team player and supportive of colleagues.
