Job Summary and Key Responsibilities:
Reporting to the Team Manager/Head of Centre, Leaders is seeking a Senior Property Manager to join our dedicated and dynamic team based in Manchester. You will need previous experience as a Property Manager/Senior Property Manager and excellent customer service skills. Your role will be pivotal in ensuring our customers receive the highest level of service and support. You will act as a point of contact for tenants and landlords, assisting with inquiries, booking appointments, and ensuring a smooth tenancy process from start to finish.
Key Responsibilities include:
* Overseeing the department to ensure professional and courteous service for Landlords and Tenants, and identifying opportunities to enhance service levels.
* Collaborating with the Head of Centre on staff interviews, local inductions, training, appraisals, coaching, and development.
* Holding occasional team meetings.
* Attending branch meetings and advising managers of relevant matters.
* Responding promptly to internal and external complaints.
* Managing tenancy portfolios from start to end, following landlord instructions, conducting management and safety inspections, and reporting findings.
* Organising remedial works and advising landlords on repairs.
* Obtaining estimates, issuing work orders, and paying invoices.
* Handling correspondence, calls, and visits from landlords and tenants.
* Managing end-of-tenancy reports, charges, and deposit releases according to scheme rules.
* Keeping the diary updated to monitor outstanding issues.
* Reporting complaints, legal notices, or issues immediately.
* Liaising with letting and accounts departments.
* Responding to security or service issues promptly.
* Assisting with customer complaints and investigations.
* Ensuring appropriate charges for services rendered.
* Serving notices for tenancy terminations and handling statement queries.
* Negotiating extensions and renewals.
* Maintaining industry qualifications.
