Supporting the Commercial Team with necessary inter-action with the Regional Project Managers, Project Directors and Accountant Leads as these schemes move towards delivery, ensuring cost, cash flow and budgets are aligned within the broader business planning and agreed Option or Purchase Agreements, Licences and Contracts.
~ The Associate Commercial Manger working alongside the Commercial Director plays a key role in linking together and working across project management, accountancy and financial reporting and development management personnel within the teams, supporting and directing the significant investment and commitment Urban&Civic is making across its projects.
Support the pre-acquisition and pre-development, when requested, with activities including commercial due diligence, cost planning, feasibility estimating and risk assessment.
When requested inputting into commercial aspects of bids and contributing towards commercial aspects of programming and phasing.
Where the bid is successful create a link between the pre-planning and pre-construction work and the delivery work on site and assisting in the transition of commercial knowledge between the bid/option process and the development/project management teams.
Support the Commercial Director in ensuring the U&C procurement procedures and protocols are adhered to and reviewed / updated regularly.
Support the Commercial Director ensuring consistent and best practice quantity surveying is implemented across U&C projects including cost control, cashflows, change management.
Implement, review and manage internal procedures and policies.
Provide Advice, contractual, procedural, strategic, estimating and cost planning, cash flow, design, procurement, insurance/bond, accounts, programming, etc to all work being undertaken.
Support the Commercial Director in developing and maintain strategic relationship-building with key contractors, leadership of the external and internal teams and being a constructive team player with colleagues working across development of the strategic land portfolio are essential functions of the role.
Support the procurement of workstream packages and contractor selection.
Support, or have oversight on, Contractor negotiations when single sourced or procured under current framework rates.
Recommend procurement routes for contractors and consultants, including scope and form of appointments
Assist on the coordination of the cost and procurement due diligence aspects of developments, driving a policy of “design to budget” rather than “value engineering”.
Review Appointments, recognising skills gaps, design responsibility matrices, identifying risks to business.
Support the Commercial Director in ensuring the U&C procurement procedures and protocols are adhered to and reviewed / updated regularly.
Support the procurement of workstream packages and contractor selection.
Support, or have oversight on, Contractor negotiations when single sourced or procured under current framework rates.
Support on the development and management of cost plans, both across the wider sites and where required on specialist works.

Contract Documents
Advise where applicable on the production of standardised frameworks and legal agreements.
Ability to negotiate forms of contract and method of procurement and awareness of the importance of insurance, terms of appointment, consistency of documents, warranties, PCG and bonds, frameworks, interface with property contracts and TPA’s, especially in relation to land contract agreements.
Benchmarking / Data Capture
Assist on the collation and presentation of benchmark cost data across U&C projects.
