Overview
Our client is a well-established contractor delivering high-end residential refurbishments and commercial fit-out projects across London.
Due to a growing pipeline of secured work, they are seeking an experienced Quantity Surveyor to join the business on a temp-to-perm basis, initially operating on a self-employed arrangement before transitioning into a permanent position upon successful completion of the probation period.
The Role
The Quantity Surveyor will be responsible for the commercial management of multiple high-end residential and commercial fit-out projects, ensuring financial control and contractual compliance throughout the project lifecycle.
Working closely with directors, project managers, subcontractors, and clients, you will play a key role in maintaining profitability while supporting the successful delivery of projects.
Key Responsibilities
Commercial Management
1. Managing the commercial performance of high-end residential and commercial fit-out projects
2. Preparing and submitting valuations and applications for payment
3. Managing variations, change control, and cost reporting
4. Producing CVRs, forecasts, and cashflow reports
5. Monitoring project budgets and identifying commercial risks and opportunities
6. Supporting final account negotiations and project close-out
Procurement & Subcontract Management
7. Procuring subcontractor packages and specialist suppliers
8. Reviewing and negotiating subcontract agreements
9. Managing subcontractor accounts, valuations, and payments
10. Supporting procurement strategies throughout project delivery
Client & Stakeholder Management
11. Liaising with clients, consultants, subcontractors, and project teams
12. Attending project meetings and providing commercial updates
13. Building strong working relationships with key stakeholders
14. Supporting directors with commercial decision-making
Reporting & Compliance
15. Maintaining accurate commercial records and documentation
16. Producing regular financial reports and forecasts
17. Ensuring contractual compliance across all projects
18. Assisting with commercial risk management and dispute avoidance
Requirements
19. Proven experience as a Quantity Surveyor within the construction industry
20. High-end residential experience (essential)
21. Commercial fit-out experience (essential)
22. Strong understanding of construction contracts and commercial processes
23. Experience managing valuations, variations, CVRs, and final accounts
24. Excellent communication and negotiation skills
25. Strong commercial awareness and attention to detail
