Role Overview:
Due to continued growth, Glide Property Management is looking to appoint a proactive Block Manager to join our expanding team. We are either looking for a candidate who demonstrates experience within Block Management or someone with knowledge within the property industry who is looking to develop their career. The successful candidate will be responsible for managing a portfolio of residential developments, ensuring properties are maintained to a high standard while delivering excellent service to leaseholders, clients, and contractors.
Key Responsibilities:
Property & Estate Management
* Manage a portfolio of residential blocks and developments.
* Conduct regular site inspections and produce written reports.
* Ensure communal areas are well maintained, clean, and safe. Instruct, supervise, and monitor contractors and service providers.
* Oversee planned and reactive maintenance works.
Resident & Client Relations
* Act as the main point of contact for leaseholders, residents, and freeholders.
* Respond to queries, complaints, and emergencies in a timely and professional manner.
* Organise and attend residents’ or AGM meetings when required.
* Build and maintain positive working relationships with stakeholders.
Financial Management
* Preparation and management of service charge budgets.
* Monitor expenditure and ensure value for money. Approve invoices in line with budgets and company procedures.
Compliance & Health & Safety
* Ensure compliance with lease terms, legislation, and industry regulations.
* Oversee health & safety requirements, including fire risk assessments and insurance.
* Ensure statutory inspections and certifications are completed on time.
* Report and manage risk issues appropriately.
Administration & Reporting
* Maintain accurate property records and documentation.
* Prepare reports for clients, residents, and senior management.
* Use property management software effectively.
Essential:
* Proven experience in an administrative or coordination role
* Strong organisational and time management skills
* Excellent written and verbal communication
* High attention to detail and accuracy
* Proficiency in Microsoft 365, particularly Excel
* Ability to handle sensitive and confidential information
Desirable:
* Experience within block or property management
* Understanding of leasehold legislation
* Familiarity with property management systems
