Job Title: Freelance Quantity Surveyor – Residential New Build

About the Role
We are seeking an experienced Freelance Quantity Surveyor to support the commercial delivery of traditional residential new build projects, ideally of above forty units.. This is a contract role and is ideal for a QS with a proven track record in managing the full project lifecycle, from tendering and subcontract procurement through to final accounts. You’ll play a key role in ensuring cost control, programme alignment, and commercial success across all phases of construction.
Key Responsibilities

Take ownership of the commercial function across multi-unit residential developments (typically 40+ units).

Manage tendering processes and procurement of subcontract packages.
*
Oversee subcontractor accounts, valuations, and payments.
*
Track and manage project costs, budgets, and cash flow forecasts.
*
Handle variations, change management, and final account negotiations.
*
Provide accurate and timely cost reports to senior management.
*
Liaise with site teams, contractors, and stakeholders to ensure alignment between commercial and site delivery goals.
Requirements
*
Proven experience as a Quantity Surveyor within the residential new build sector.
*
Strong commercial oversight on developments of 40 units or more.
*
Deep understanding of traditional build methods and JCT contracts.
*
Solid background in procurement and tendering processes.
*
Ability to work autonomously in a fast-paced construction environment.
*
Strong negotiation, analytical, and reporting skills.
*
Degree-qualified in Quantity Surveying or equivalent.
*
Availability to work on a freelance/contract basis.
*
Full UK driving licence and access to own vehicle (if site visits are required).
