The Lifecycle Surveyor will be working on our PFI Schools Contract within Dalkia Scotland Facilities.
From reactive and planned maintenance, project delivery and life safety systems to energy and lifecycle management, we work with each school to provide local, responsive service and value for money. Together with teachers and the school’s support team, we’re working to create teaching and learning environments where pupils excel.
What you'll be working on ...
The Lifecycle Surveyor, will be reporting to, and supported by the Lifecycle Manager, to deliver alarge wide-ranging programme of works on our PFI Schools Contract.
The Surveyors main objectives will be to support the Lifecycle team, maximise project profitability, minimise project risk, and ensure contractual obligations are met.
The PFI School sites are located across the central belt in East Dunbartonshire and South Lanarkshire. Travel out-with these areas would rarely be required, for example a site visit or client meeting for other contracts, or a training / personal development course.
The Surveyor Role …
The Lifecycle Team is part of the Dalkia Facilities Management business unit. This role, supported by the Lifecycle Team, will gain valuable experience for surveyor career progression in many competencies.
This Surveyor role is not a typical consultant type position. You will not be working away from home. You will not be carrying out high volume, repetitive building surveys. You will not be producing high volume, repetitive reports.
This role includes:
* Identifying works required
* Preparing budget costs, scope of works, design & specifications
* Working with our supply chain of sub-contractors & suppliers
* Procurement / Tender Stage followed by Tender Review
* Project Management
* Identifying what works are required and seeing that through to completion.
* Variety of Work:
* Internal Refurbishment (e.g. flooring, decoration, joinery, fixtures & fittings, equipment etc.)
* External Works (e.g. civils, landscaping, sports grounds, roofing, doors, windows etc.)
* Mechanical & Electrical building services
* Fire & Security Systems
* The Surveyor is expected to have a high standard of communication and IT skills, with a professional attitude, initiative and motivation to learn.
Main Duties …
- Undertaking building (fabric and/or services) condition surveys
- Undertaking defect or reactive unplanned diagnosis inspections
- Instructing and managing condition surveys and / or reactive unplanned inspections.
- Preparing Reports / Schedules of Condition
- Assisting the Lifecycle Team with:
- producing the Condition Survey Files (Excel format)
- producing and updating the Lifecycle Planning & Progress Files (Excel format)
- keeping all relevant Programme & Tracker files up to date (Excel & MS Project format)
- Issuing Works Information to Contractors for pricing
- Preparation of budget costings for proposed projects
- Project cost management & administration
- Preparing, manage and deliver the supply chain tender process including any necessary documents & schedules of work
- Quality assurance checks of ongoing and completed works
- Liaising with and reporting to Clients.

Dalkia will fully support future career development, for example working towards full membership with the Royal Institute of Chartered Surveyors (RICS), or the Chartered Institute of Building (CIOB).

Essential …
* Recognised building or engineering qualification:
* Academic Degree level OR Trade Qualifications
* Experience in the Construction or Facilities Management sector
* Experience of working with sub-contractors
* Experience of developing strong customer relationships with key clients
* Have excellent written communication skills
* IT competence / experience, especially with Microsoft Office.
* Motivated self-starter and ability to manage own workload and be an effective team player
* Must be able and willing to travel, mainly central belt
* Professional attitude and approach to work
* Highly organized and able to work under pressure.
Desirable (Not Essential)…
- Candidates should have a technical knowledge of traditional and modern construction methods.
- Be competent in producing CAD drawings.
