APC Building Surveyor –mercial SectorLocation: WarringtonEmployment Type: Full-TimeOverview:We are seeking an APC Building Surveyor to join our dynamic team based in Warrington. Focusing on delivering high-quality building consultancy services to private equity clients operating in themercial real estate sector. This is an exciting opportunity to work in a fast-paced, client-driven environment where strategic thinking,mercial awareness, and technical expertise are paramount.
Key responsibilities, with support from the team, you will:
1. Undertake pre-acquisition building surveys, technical due diligence, and vendor surveys formercial properties (office, retail, industrial, logistics).
2. Deliver dilapidations advice, including the preparation and negotiation of schedules of dilapidations and exit strategies.
3. Prepare and manage planned preventative maintenance (PPM) schedules and life cycle costing reports.
4. Conduct reinstatement cost assessments for insurance purposes.
5. Oversee project management ofmercial fit-outs, refurbishments, and capital expenditure programs.
6. Advise on defects diagnosis, repair strategies, and remediation work.
7. Support clients in understanding risk,pliance, and asset enhancement opportunities.
8. Provide strategic advice to private equity investors during acquisition, holding, and disposal stages of investment.
9. Prepare measured surveys and prepare planning applications.
10. Prepare strategic feasibility studies and budget cost analysis.
Requirements:
11. Strong technical background across the core building surveying disciplines.
12. Specification preparation and contract admin
13. Excellentmunication, negotiation, and client management skills.
14. Excellent CAD skills in the preparation of drawings and feasibility studies.
15. Full UK driving licence.
