Lettings Property Manager - Cheltenham - up to £34k A great opportunity to join an independent, Lettings and Estate Agency brand who have been established in Cheltenham for many years. They are looking for an experienced Lettings Property Manager who will have responsibility for a portfolio of around 180 managed properties and your duties will include pro-active and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and Landlords and much more. Main Duties for the Property Manager Role: Managing a portfolio of properties Communicate with Landlords / Tenants / Contractors regarding property maintenance works, required actions to be undertaken resolving accordingly Arranging property inspections and reporting back to Landlords with feedback Ensure all legal compliances are up to date Renewals Rent Chasing Liaise with tenant and landlord following the end of tenancy Communicating with utility companies and council at start and end of tenancy Resolving Landlord and Tenant enquiries Essential Skills for the Property Manager role includes Advanced critical thinking and problem solving skills A proven track record in Residential Lettings property management Expertise and ability to manage a large property portfolio Excellent written and verbal communication skills Up to date knowledge of lettings legislation The ability to build relationships with landlords and tenants Be extremely organised, able to work independently and work well under pressure Constantly deliver an exceptional level of customer service Your own car Competitive salary Business mileage allowance On-going training and support Funding of ARLA exams/qualifications and membership Career progression within a professional, award-winning agency Free business parking permit Working Hours: Monday to Friday 9am - 5.30pm and one in four Saturdays 9am - 1pm The team at Nexus are specialists in providing high-quality recruitment solutions across the property sector.
