Construction Development Surveyor – New Housing Delivery
Full Time, Permanent.
The Role
We are looking for a Construction Development Surveyor to manage the delivery of new‑build housing development projects across Bristol. This role is based in the Housing Delivery Team and involves working citywide on a range of projects, from early site feasibility and de‑risking work, through community engagement and planning applications, to appointment of contractors, detailed design, construction and handover of completed homes and community facilities to the client.
The focus of the role is the construction and delivery stage of projects that have already received planning consent. Activities include tendering, appointing construction contractors, and assisting with the management of construction on site. Projects typically range from 5 to 30 dwellings and may involve traditional construction methods or Modern Methods of Construction (MMC).
Key Responsibilities
* Oversee contracts with appointed contractors during enabling works and on‑site construction stages.
* Deliver developments to the agreed programme, costs, scope and design quality specification.
* Effectively manage risks to ensure successful delivery of agreed project outcomes.
* Lead tendering processes and evaluate bids.
* Run regular project delivery meetings with multi‑disciplinary teams.
* Maintain robust communication with stakeholders and partners.
Profile of the Type of Construction Development Surveyors We Are Looking For
* Experience in project and contract management, budget management and technical construction knowledge.
* Track record of overseeing the construction of new housing developments.
* Knowledge of enabling work, demolition, Health & Safety legislation, planning policy and development regulation.
* Strong skills in tendering, evaluation, conflict management and negotiation.
* Ability to conduct regular project delivery meetings with multi‑disciplinary teams.
* Relevant qualification in Surveying, Construction Project Management or a related discipline, or equivalent experience.
* Excellent people‑management and relationship‑building skills, and a track record of partnership working with stakeholders.
