I have partnered with a highly respected pan European Real Estate Investment and Asset Manager who focus exclusively in this Industrial & Logistics sector.
They are looking for an experienced Asset Manager, ideally MRICS qualified, who can close deals and maximise rental income from their sizeable portfolio across the UK.
Main Responsibilities:
* Manage an extensive value add and core-plus portfolio of industrial and logistics warehouses.
* Build and maintain strong relationships with tenants ensuring their real estate requirements are met.
* Instruct external agents on the leasing of vacant buildings.
* Undertake lease renewals to drive the value of assets.
* Analyse prospects, reviewing offers and deals against underwriting.
* Undertake due diligence with consultants for development whilst creating a planning application.
* Liaise with architects to create industrial schemes that seek the best value without affecting functionality.
* Negotiate dilapidation settlements, implement refurbishment and capex programmes to enhance asset value.
* Co-ordinate with property managers on the management of the portfolio including service charge and rent collection.
* Analyse portfolio risk of tenant.
* Support the investment team when undertaking acquisitions of vacant and investment properties. Providing feedback on tenants, leases and giving advice on improving the property specification and functionality.
* Report into funding partners on multiple funds, this includes market updates, leasing, rent roll, occupational comments on acquisitions and portfolio analysis.
* Undertake disposals of assets which sit outside the strategy of the portfolio.
Key Requirements:
* 3+ years Asset Management experience, with some of that in the Industrial/Logistics space.
* RICS qualified.
* Previous client-side experience.
Salary:
£70,000 – 80,000 + Package
