Livingston Building Services are looking for a Quantity Surveyor (QS) / Senior Quantity Surveyor (SQS) to join our team on a permanent basis. This role will assume responsibility as the commercial lead for all commercial aspects of our High Voltage and Solar Division, from inception through to completion. You\'ll be expected to show a great deal of proactivity as the position will operate with a high degree of autonomy, supported by regular reviews with the Commercial Director to assess overall commercial performance. You will be responsible for monthly reporting on all commercial matters - including interrogation of CVRs, cash flow, and accruals - and for presenting your findings formally, highlighting key risks and proposed actions. As a key member of the team, you\'ll work closely with the service delivery function to ensure projects are delivered on time, on budget, and to a high standard, while maintaining strong client relationships that support repeat business opportunities.
Responsibilities
 * Take full commercial responsibility for HV/Solar Division projects from tender through to final account.
 * Prepare and manage monthly CVRs, forecasts, accruals, and cash flow.
 * Produce accurate and timely monthly commercial reports and present findings to senior management.
Candidate profile / Qualifications
 * Ideal candidates will be experienced, M&E services-oriented Quantity Surveyors with 3-5 years\' post-graduate experience, seeking their next career step. You may come from an independent building services contractor or a larger national firm - what matters most is a solid grounding in M&E building services and strong commercial acumen.
 * BSc (Hons) Quantity Surveying or equivalent qualification.
 * Experience working at Project QS or Senior QS level for a recognised contractor.
 * Proven background within M&E building services (essential).
 * Strong working knowledge of NEC, JCT, and Schedule of Rates contracts.
 * Ability to interpret estimates and convert to client SORs.
 * Excellent commercial awareness and analytical ability.
 * Strong attention to detail and accuracy in reporting.
 * Clear and confident communicator - both written and verbal.
 * Proactive, self-motivated, and able to manage time effectively.
 * Collaborative approach - shares knowledge, supports others, and contributes positively to team goals. Excellent negotiation and stakeholder management skills. Strong organisational and time management skills with the ability to work to tight deadlines.
