Property Manager - Oxford Portfolio of up to 150 rooms

Full-Time | 40 Hours per Week | Monday–Friday, 9:00am–5:00pm | Emergency On-Call Rotation

Salary: Starting at £30,000 (negotiable depending on experience and past salary)

About Us

We're a property management group providing co-living and shared housing for students and professionals across Oxford. The business is growing. We're hiring a Property Manager who can take full ownership of the Oxford portfolio and run operations end-to-end.

The Role

You will be the face of Oxford operations, responsible for making sure tenants are looked after, properties are compliant and issues are dealt with quickly and professionally.

Responsibilities

* Tenant Management – Handle all tenant queries, complaints, and support requests.
* Rent & Arrears – Monitor rent payments, chase arrears and keep accurate records in coordination with our finance process.
* Property Inspections & Standards – Regularly visit properties to check condition, safety and cleanliness. Log and resolve issues.
* Compliance – Ensure every property meets HMO and legal compliance (EICR, EPC, Gas Safety, Fire Safety, deposit protection).
* Maintenance & Contractors – Coordinate and supervise cleaners, handymen, and tradespeople. Confirm jobs are done to standard with evidence.
* Check-Ins & Check-Outs – Manage tenant move-ins/outs, complete inventory reports, and ensure smooth handovers.
* Emergency Response – Hold the Oxford emergency phone on rotation. Be ready to respond to emergency issues outside hours.
* Backlog Clean-Up – In your first 3 months, help clear existing backlog of property files, compliance records, keys and tenant folders while building working systems for the future.

The Property Manager will also be responsible for working closely with the director on building future innovations and systems for the business.

What We're Looking For

* Strong, hands-on property management experience in Oxford or nearby.
* Grit and resilience: you can walk into a messy situation and make it orderly.
* Confidence to deal with tenants, contractors and compliance without hand-holding.
* Organised and evidence-driven: you keep records, photos, and logs without being chased.
* Problem solver: when something breaks, you fix it, fast.
* Flexibility to handle emergencies - you understand housing doesn't sleep.
* Open to working from office (OX2 0DP) on Hybrid (1 day from home)
* Open to starting immediately or within 7 days
* Independent Property Manager who can take full ownership of Oxford operations without constant supervision.
* Driving (mandatory)
