Position Overview
The Lettings Negotiator will play a key role in the smooth operation of the student accommodation office, focusing on generating leads, conducting viewings, securing tenancy agreements, and ensuring a positive tenant experience. The role requires strong communication skills, excellent organisational ability, and a customer-focused approach tailored to the student market.
Key Responsibilities
Lettings & Sales
* Respond promptly to enquiries via phone, email, and walk-ins.
* Arrange and conduct property viewings for prospective tenants.
* Promote accommodation packages and highlight features to secure bookings.
* Negotiate tenancy terms within company guidelines.
* Convert leads into signed tenancy agreements to meet or exceed occupancy targets.
Administration & Compliance
* Prepare and process tenancy agreements, guarantor forms, and related documentation.
* Ensure compliance with housing regulations and company policies.
* Accurately maintain CRM systems and tenancy records.
* Manage deposits, ID checks, and right-to-rent documentation.
Customer Service
* Provide first-class service to students, parents, and guarantors.
* Act as the first point of contact for queries during the lettings process.
* Support tenants through move-in and move-out processes.
* Resolve minor tenant concerns in a professional and timely manner.
Marketing & Promotion
* Assist in promoting properties through digital platforms, university fairs, and local campaigns.
* Update property listings, photos, and availability information.
* Support social media engagement and student outreach.
Team & Business Support
* Work closely with the property management and maintenance teams.
* Provide feedback on market trends and student needs.
* Support wider office functions during peak periods (check-ins/check-outs).
