Position Overview
We are seeking a client-facing Architect or Architectural Designer (HMO & Consultation Specialist) to join HMO Designers. This is a unique role that combines design consultation with clients and project delivery.
Half of your time will be spent on live design consultation calls, initially shadowing our founder before leading your own sessions. These calls involve producing live feasibility sketches, exploring planning strategies, and advising on commercial aspects such as build costs and GDV. You'll also use HMO Checker during these calls, sharing reports with clients to support investment decisions.
The other half of your role will involve managing and delivering architectural projects from start to finish, with a focus on HMO schemes, alongside selected Thistle Architecture projects.
This role is perfect for someone confident, ambitious, and technically strong, who enjoys client interaction and shaping projects from concept to completion.
Key Responsibilities
* Shadow and later lead HMO Designers' design consultation calls with clients, producing live feasibility sketches and advising on planning, design, and commercial strategy.
* Use HMO Checker in consultations to present live property reports and feasibility outcomes.
* Manage and deliver projects from start to finish – from concept design and planning through to technical drawings and construction.
* Develop detailed technical drawings using AutoCAD (essential).
* Prepare and submit planning applications, ensuring compliance with local policies and regulations.
* Collaborate closely with clients, contractors, and our internal sales and design teams.
* Balance creative design with technical delivery, across HMO Designers' projects and occasional Thistle Architecture commissions.
Key Skills & Experience
* Strong ability to produce architectural sketches on an iPad (for live feasibility work) –
an iPad will be provided

* Proven experience working on HMO projects in the UK, with a good understanding of relevant planning and licensing considerations.
* Proficiency in AutoCAD (essential), with Revit/ArchiCAD an advantage.
* Confident communicator with proven client-facing experience.
* Commercial awareness, with the ability to discuss build costs, planning strategy, and GDV potential.
* Proactive, ambitious, and comfortable working both collaboratively and independent
