Castlefield are currently working with a housing provider who are looking for an Asset manager to join their team.

The role:

This role is responsible for developing both annual and long-term improvement programmes for the organisation’s housing and community assets. Using property condition data, they produce costed plans, prepare technical specifications, and manage procurement in line with current regulations. The post holder ensures homes remain safe, sustainable, and compliant with required standards, while staying within the organisation’s financial plans.

Key Duties and Responsibilities

1. Deliver a high-quality service to colleagues, residents, and external partners, maintaining strong levels of customer satisfaction.
2. Lead and manage the planned investment team, ensuring resources are effectively used to meet agreed objectives.
3. Monitor and achieve performance targets, budgets, and key measures of success.
4. Design, implement, and review action plans to improve outcomes and service delivery.
5. Recruit, coach, and motivate team members, setting clear goals and ensuring professional development.
6. Oversee the collection of asset data, including stock condition surveys, energy performance information, and other assessments, ensuring this is stored accurately within the organisation’s data systems.
7. Analyse property data to create evidence-based, costed programmes of work. Carry out scenario testing and option appraisals to recommend investment priorities, balancing immediate needs with long-term sustainability goals.
8. Ensure compliance with current and emerging property standards and regulatory requirements.
9. Work collaboratively with colleagues and engage residents, leaseholders, and stakeholders to ensure investment plans reflect customer insight and community priorities.
10. Prepare technical documents, specifications, and tender packages; lead procurement processes; and ensure contracts are compliant, robust, and deliver value for money.
11. Monitor and control budgets, ensuring investment programmes are delivered on time and within financial parameters.
12. Keep up to date with industry changes, legislation, and best practice, bringing forward new ideas and learning from other organisations.
13. Build and maintain external partnerships, exploring opportunities for joint funding or added social value, particularly around sustainability and energy efficiency.
14. Research and evaluate new technologies, materials, and approaches to assess their suitability, cost-effectiveness, and environmental impact.
15. Support senior management in shaping and delivering the organisation’s wider asset management and community strategies.
