Therole of Estates Shift Engineer is a rewarding and entrusted position withinthe Estates team at St James Hospital and integral to how the team supportpatient care.
Therole consists of a shift rota working 2 days (12hrs) followed by 2 nights(12hrs) then 4 days off. In this role there is incorporated over time due tothe shift rota and enhancements due to the working pattern, the salaryadvertised is the basic salary not incorporating the shift allowances.
Thechosen candidate will form part of a dynamic team committed to pushing theboundaries, working together to achieve the desired results and the bestoutcome for our patients. You will assist work on complex systems, carry outdynamic Risk assessments, work autonomously as required, organising andrectifying reactive works and carrying out statutory planned maintenanceitems to ensure maximum availability of equipment to minimize any downtime.The ethos is to put patients first and work towards a collective goal.
Main duties of the job
TheEstates Technician must come from a mechanical background and will be expectedto carry out maintenance, fault finding, repairs and installation work on allfacilities, plant and equipment throughout the Leeds Teaching Hospitals NHSTrust Estate. They will also act as the Trust representative in the absence ofthe Estates Officer or when requested to do so as and when the need arises byline management.
Workingon the full range of Estates Services equipment, they will undertake activitieswhich require comparison of a range of options, complex problems requiringanalysis to resolve technical issues on multifaceted equipment/situations manyof which have a direct impact on patient safety and the built environment.Responsible for calibration and fault finding on a wide range of engineeringplant and equipment including, steam raising plant and associated equipment,medical gas systems, building services controls, heating and ventilationcontrol systems and refrigeration plant.
Undertakecondition surveys, evaluating inspection reports and maintenance repairs,improvement and capital works across the Trust as directed by management,ensuring compliance with Trust safety standards and procedures.
Planand organise major interruptions, maintenance activities and co-ordinate thework of others. Provide practical training to others and evaluate work.

Job responsibilities

Deputisefor Estates Officer on the full range of management duties as well as providingtechnical advice to other Estates staff and contractors.
Providean emergency out of hours service, working a rotating shift pattern covering365 days a year subject to appropriate negotiations.
PRINCIPALDUTIES & AREAS OF RESPONSIBILITY
Carry out own dynamic Risk Assessments for allelements of work including manual handling
Produce generic Risk Assessments as requiredfor all elements of work including manual handling
Supervise and organise Estates work takingplace in a Clinical environment, including the allocation of resources asappropriate
Work autonomously as required by utilising theWorks Management System to allocate PPM and reactive work requests
Liaise with area users to organise shutdowns ofcritical and complex patient support systems
To communicate effectively with Wards andDepartments in relation to Estates issues utilising written and/or verbalcommunication methods to ensure standards of service delivery are maintainedand the service user is fully informed of works affecting their areas ofresponsibility
To ensure that job descriptions areamended/updated to comply with the requirements of ISO9001:2000, HTMs, workingpractices and Permit to Work Systems
Interpret and work from all instructions,drawings and specifications in electrical or mechanical installations, plantand equipment, to deal with new situations as they arise and pass on knowledgeto others.
Provide written job descriptions for new PPMitems utilising Manufacturers instructions and best practice guidance
Have a thorough knowledge across a range ofwork procedures and practices, underpinned by theoretical knowledge or relevantpractical experience.
Manufacture, design, assemble, erect andinstall new work often using own judgement regarding a range of complexequipment, requiring accuracy and precision.
Problem solving of technical issues and faultdiagnosis on complex Mechanical and Electrical systems.
Observe statutory and other relevantrequirements in particular to Health & Safety and Codes of Practiceapplicable to Operational Services.
Learn new techniques and undergo training asnecessary.

Carry out Planned Preventative Maintenance andDay to Day duties involving the maintenance of all types of plant, equipmentand installations, including boilers, water testing, stripping down boilers forinsurance inspections and electrical system maintenance including fire alarmsystems, batteries and uninterruptible power supplies.
Utilise the Works Management System forrecording, updating and auditing estates records and the compilation of PlantHistories.
Carry out surveys for future maintenance,alterations or improvements including the preparation and compilation oftechnical reports.
Carry out maintenance and repair to buildingsanitary and water distribution systems inline with HSE guidance.
Carry out induction of new starters..
Carry out assessments of Apprentice/Studentswork ensuring compliance and standards of workmanship are in-line withlegislation/national guidelines
Responsible for organising and deliveringApprentices/Students on site specialist teaching programmes enabling them toachieve NVQ level 3 in their core trades.
Perform a wide range of work of other estatestrades as appropriate to their range of work e.g. multi-skilling.
Have a good understanding of the relationshipof other estates trades.
Instruct others on aspects of his/her workrelating to their core trade.
Carry Trust communication devices (PDAs) tofacilitate immediate response to reactive requests, planned maintenance andemergency breakdowns.
Participate in appropriate on-call/shift rotas,subject to appropriate negotiations, and be prepared to work such hours thatmay be required in an emergency.

Respond to switchboard and building managementsystem alarms. eg. Fire alarms, lift trappings, Medical Gas Alarms, BoilerAlarms.
Work to and interpret Health TechnicalMemorandums as relevant to core trade eg 01 (Sterilisers), 02 (Medical Gases),04 (Legionella), 06 - 02 (LV Safety Code).
Use BMS system for first line plant faultdiagnosis and plant performance monitoring.
Use of electronic devices to monitor andanalyse reports from complex Building Management System and Security Systemsand equipment to include data collection, first line diagnostics, performanceanalysis and maintenance.
Monitor, maintain and repair Endoscope reverseosmosis and decontamination water systems.
Responsible for the approval and authorisationthat Estates systems are safe and equipment is calibrated prior to thecommencement of any Hydrogen Peroxide Vaporisation decontamination taking placein Clinical areas.
Frequently control the action of untrained andunskilled individuals during the release of trapped lift passengers and whilstdoing so take full responsibility for the safety of these passengers, oncompletion call out lift service engineers and liaise whilst they are on site
Call-out and manage drainage engineers out ofhours
Carry out shift handover with on coming shiftteam, maintain shift logbook up to date at all times
