Location: Swansea, SA3 Area
Full-Time | 35 hours per week | Monday - Friday (9am-5pm), one Sat 9am-1:30pm pcm - time off in lieu

The Role
As a Property Manager, you'll take ownership of a varied portfolio, becoming the key point of contact for tenants, landlords, contractors, and stakeholders. No two days are the same - you'll balance coordination, negotiation, and problem-solving to keep everything running smoothly.
Your responsibilities will include:
* Managing a portfolio of residential properties end-to-end
* Handling maintenance requests and coordinating repairs
* Negotiating with contractors to achieve the best outcomes
* Conducting property visits and preparing detailed reports
* Managing tenancy changes, legal notices, and compliance
* Overseeing move-outs and deposit returns
* Coordinating utilities, keys, and essential documentation
* Supporting general office administration
What you'll bring
* At least 2 years' experience in property management or a similar role
* Strong organisation and multitasking skills
* Confidence in communication and negotiation
* A proactive, solutions-focused mindset
* Ability to work under pressure and meet deadlines
* High attention to detail and accuracy
* Solid IT skills
* A full, clean driving licence
Bonus points if you have:
* Experience with property systems such as FixFlo or Inventory Base
* Knowledge of the local area
* Experience mentoring or supporting a small team
