What you’ll be doing
* Leading the delivery of responsive repairs and voids services across a geographically dispersed housing portfolio.
* Managing a high-performing team to deliver repairs on time, first-time fixes, and fast turnaround of empty homes, in line with customer expectations and regulatory standards (including Awaab’s Law).
* Overseeing compliance with health & safety legislation, landlord responsibilities, and quality standards.
* Driving continuous improvement, service transformation, and a strong customer-first culture.
* Building collaborative relationships with internal teams, contractors, and stakeholders to ensure value for money and excellent performance.
* Managing high-value contracts effectively, ensuring outcomes are on time, on budget, and to a high level of customer satisfaction.
What we’re looking for
* Extensive experience leading responsive repairs and voids services within a large housing association or property organisation.
* A strong track record of delivering complex, high-value programmes and managing dispersed teams.
* Sound knowledge of housing legislation, compliance standards, and emerging government policy.
* Excellent leadership skills with experience inspiring teams through periods of significant change.
* Degree-level education (or equivalent) and ideally a professional qualification such as MCIOB or MRICS.
* A Housing Management Qualification (CIH or equivalent) at Level 4 or above, or willingness to work towards.
* Full UK driving license and willingness to travel.
* Lead a major repairs and voids service making a real difference to residents’ homes.
* Be part of a collaborative senior leadership team driving excellence across property services.
