You will have full responsibility for the Sales and Marketing function, including land appraisal, market research, pricing, site launch, and managing reservations until customers move into their new homes. A key objective is maximizing selling prices and creating value while maintaining challenging sales targets set by your team. You will be the "keeper" of our brand and ensure the Sales and Marketing department operates within the Taylor Wimpey UK framework. In collaboration with fellow Board members, you will help shape the future development strategy of the business.
Primary Responsibilities
* Land Acquisition
* Conduct market research prior to land acquisition
* Determine the appropriate product and specifications for the target market
* Advise on the optimal mix of house types based on market research
* Provide timely market and competitor analysis for land purchases
* Marketing Plans
* Develop and execute site launch programs on time and within budget
* Oversee the production of marketing content and materials
* Manage branding, advertising, and website updates
* Define target customer profiles and oversee show home interior design in collaboration with Sales Managers
* Implement marketing strategies to generate high-quality enquiries and convert them efficiently into sales
* Maximize selling prices and revenue while minimizing discounts and incentives
* Manage customer options to enhance their selection experience
* Customer Service
* Deliver outstanding, customer-centric service throughout all sales functions
* Monitor and improve customer satisfaction at each stage
* Use survey data to inform improvements and develop a customer-focused team culture
