Additional Information
1. Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid weekly in advance, depending on the payment terms agreed. Occasionally, our Business Development Manager will discuss a start-up rent, which is discretionary and can be discussed on a case-by-case basis.
2. Security Deposit – This sum of money will be held on your account and returned upon exiting the pub, based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. Sometimes, a lower security deposit can be negotiated, especially for long-term agreements.
3. Working Capital – Recommended amount required for the day-to-day running of the business.
4. Stock – Valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, unopened/opened kegs, and cask ale (if the container is unopened).
5. Fixtures & Fittings – Includes items bolted to the floor or walls, and free-standing items hung by nails or hooks, including furniture.
6. Tie – All drink categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain categories in exchange for an annual fee.
7. Training – £350.00. Before signing a long-term agreement, you must attend our 7 Steps to Sales Success training programme. Held online over two days, it covers marketing and business strategies to help grow sales in your pub.
8. Service Charge Cost – £63.33 per week. The Admiral Taverns Premium Maintenance Package ensures compliance and statutory obligations, including boiler and cellar cooling repairs and replacements. It also provides full access to e-learning for you and your staff.
9. *Zero Business Rates – Based on the April 2023 rating list, small business rates relief applies if the licensee is the sole occupant of one property for commercial purposes. This benefit applies to pubs marked with an asterisk (*).
