We have an exciting opportunity for an Acquisitions and Estates Manager within our Property Department. Reporting to the Head of Properties, this is a permanent full-time role which will be field-based but will require you to attend meetings at our Head Office in Street, Somerset ‘as and when’ required and will lead the property administration team based in Street. This role covers UK, so you can be located anywhere in the UK but must be prepared to travel and have overnight stays when needed.
What You’ll Be Doing
The purpose of the role is to help deliver further growth by acquiring new retail locations, disposing surplus properties and managing our overall portfolio of 300+ freehold and leasehold properties. The scope of the role includes all lease activity including rent and service charge reviews and negotiations, and lease renewals/regears for our properties in the UK. The portfolio consist of a mix of locations types including High Streets, Shopping Centres, retail parks and Outlet centres
In this role, you have to be strategic to maximise returns and deliver the most cost-effective way to manage the portfolio of properties in line with the company direction. You’ll collate all the relevant key information to make informed decisions, negotiate the commercial terms and occupancy costs, plus ensure that each individual matter acquired is financially viable before presenting to the Board for approval.
What You’ll Bring
You are a chartered surveyor, a member of the Royal Institution of Chartered Surveyors with a minimum of 5 years post qualification experience. You also have a minimum of 5 years post qualification experience in the management of multi-site retail property portfolio working with and ideally leading a property administration team. You have conducted lease renewals, rent review and acquisition and disposal transactions ideally across all property types including factory outlets. You will have a full working knowledge of property law including legal frameworks for the UK and ROI and ideally some European markets. Not only are you commercially astute, a quick learner and have strong negotiating skills, you are also able to develop strong relationships with internal stakeholders across various depts. With your exceptional interpersonal and communication skills, you are very comfortable presenting to Board level too. You will be able operate in a fast moving, agile, collaborative and customer focused environment
