Step into a role where no two days are the same — from resolving tenancy disputes to overseeing rooftop refurbishments, you’ll be shaping experiences and elevating homes across London. We’re looking for an experienced Property Manager to take charge of a 150–200 unit residential portfolio, spanning some of the capital’s most vibrant areas.


You’ll lead every aspect of the tenancy lifecycle — drafting ASTs, issuing legal notices (Sections 8, 13, 21), ensuring compliance, and representing the business when needed. On the ground, you’ll manage maintenance issues, coordinate refurbishments, and keep properties inspection-ready, from Gas Safety to HMO licensing.


But this isn’t just property management — it’s full portfolio ownership. You’ll drive operational excellence, deliver insightful reporting, and play a key role in financial performance and stakeholder relationships. Your Responsibilities:

* Manage tenancy lifecycle — from move-in to move-out, ensuring compliance.
* Serve legal notices (Sections 8, 13, 21) for rent arrears and evictions.
* Ensure statutory compliance — including safety checks and licensing.
* Coordinate maintenance — address issues, oversee works, and inspect properties.
* Monitor finances — manage rent collection, arrears, and financial reporting.
* Client updates — deliver performance reports and property enhancement insights.


Your Requirements:

* 3+ years in residential property management.
* Solid experience serving Section 8, 13, and 21 notices.
* Deep understanding of UK housing law, tenancy frameworks, and HMO regulations.
* Excellent people skills — you're calm under pressure and confident in difficult conversations.
* Familiarity with Excel and platforms like Arthur, Fixflo, or Inventory Hive.
* A knack for multitasking without missing the details.
