JOB FUNCTION / SUMMARY:
Originate portfolio loans, secondary market conventional, FHA, VA, and RD loans that comply with investor requirements and all State and Federal laws and regulations. Promote Bank products and services to existing and potential clients in the community.
ESSENTIAL DUTIES & RESPONSIBILITIES:
* Provide expert mortgage advice to potential borrowers.
* Stay current with:
o Bank's underwriting policy;
o Investor guidelines;
o Applicable State and Federal laws and regulations;
o Changes in the mortgage industry.
* Develop and maintain referral networks of Bank associates and external sources such as Realtors, Builders, friends, family, and community contacts.
* Manage a pipeline of loans, coordinating daily with Processors, Underwriters, and Closers.
* Deliver all compliance documents and disclosures promptly.
* Take complete applications and gather all required documentation for verification.
* Prepare borrowers for the process, keeping all parties updated on application status.
* Inform applicants of closing costs.
* Coordinate closings with all involved parties.
* Interview loan applicants to document income, debt, and credit history.
* Determine applicant eligibility based on established standards.
* Answer questions and obtain signatures on necessary forms.
* Submit applications for verification.
* Resolve discrepancies and inform applicants of loan decisions.
* Stay updated on industry changes and work collaboratively with other business lines.
* Maintain compliance with all applicable laws and regulations, including the Bank Secrecy Act.
SUPERVISORY RESPONSIBILITIES:
None.
MINIMUM REQUIRED EDUCATION, EXPERIENCE & KNOWLEDGE:
* Bachelor's Degree preferred.
* At least 2 years of sales experience required.
* Over 2 years of mortgage origination experience preferred.
* Must register with the National Mortgage Licensing System (NMLS) under the SAFE Act of 2008 and maintain registration.
* Knowledge of mortgage laws, procedures, and regulations at federal, state, and local levels.
* Proficiency with Microsoft Office and Outlook.
* Excellent communication, analytical, customer service, and organizational skills.
* Ability to work effectively with all levels of personnel.
* Strong presentation skills.

* Ability to travel if required.
* Work under stress and meet deadlines.
* Operate related equipment.
* Read and interpret documents.
* Lift/move approximately 10 pounds, with accommodations if necessary.
