The Senior Quantity Surveyor will manage all commercial and financial aspects of assigned projects, ensuring accurate reporting of profit and loss through monthly CVRs. You will oversee valuations, budgets, procurement activities, and commercial risk, while supporting the wider team and maintaining strong working relationships with clients, subcontractors, and internal stakeholders. This role may include line management of other Quantity Surveyors and requires a high level of commercial awareness, accuracy, and professionalism.
Key Responsibilities
* Ensure accurate and up-to-date financial information is available for all projects.
* Conduct financial risk assessments and implement risk management strategies.
* Prepare and manage monthly CVRs, forecasts and commercial reports.
* Produce and agree project budgets with senior management.
* Prepare valuations, payment applications, and final accounts in line with contractual requirements.
* Ensure compliance with drawings, specifications, contract terms, and company commercial interests.
* Protect the business from commercial and contractual risks, claims or liabilities.
Contract & Project Support
* Review contract documents and highlight discrepancies to management.
* Prepare cash flow forecasts and update as required.
* Develop detailed preliminaries expenditure schedules with operational teams.
* Lead procurement activities including supply chain assessment and subcontractor selection.
* Ensure subcontractors are appointed in line with internal PQQ and compliance procedures.
* Value subcontractor work and certify payments in accordance with contract terms.
* Identify, value and agree variations and additional works with clients or their representatives.
* Provide commercial input and estimates to support tenders and project pricing.
Stakeholder & Supply Chain Management
* Maintain strong and professional relationships with clients, subcontractors, residents and stakeholders.
* Monitor supply chain performance and broaden delivery models where beneficial.
* Secure final payment certificates and oversee release of retentions.
* Support operations teams to identify and resolve commercial or technical issues.
Leadership & Team Management
* Line manage and mentor QS staff, ensuring high performance and compliance with company policies.
* Facilitate staff appraisals and support training and development needs.
* Promote a positive, collaborative and solution-focused working environment.
Quality, Safety & Compliance
* Ensure compliance with ISO 9001, ISO 14001 and company processes.
* Ensure health, safety and environmental standards are integrated into commercial processes.

Knowledge & Experience
* Experience in construction and social housing refurbishment projects.
* Strong commercial knowledge including NHF SOR codes, BOQs, task prices, basket rates and various pricing models.
* Experienced in JCT, NEC and NHF standard forms of contract.
* Proficient in Microsoft Office and commercial software tools.
* Previous experience managing a commercial team (desirable).
Qualifications
* BSc (Hons) in Quantity Surveying or equivalent.
* A-Level, BTEC or equivalent education background.
