Overview
Maintenance Technician role with Greystar (International). This position involves maintenance tasks to ensure the property remains well maintained and safe for residents.
Responsibilities
* Work as part of a friendly and supportive team within the Community team to ensure residents enjoy a high level of cleanliness throughout the community.
* Communicate effectively with customers, clients and colleagues; demonstrate a clear understanding of issues and respond using initiative.
* Maintain a focus on delivering services within budgetary and resource parameters.
* Monitor the electronic maintenance reporting system (TCAS or Base360) daily; ensure tasks are completed to a high standard and within suitable time scales; communicate with tenants as required.
* Administer all property maintenance and records in accordance with Greystar policies and procedures.
* Maintain adequate levels of spares, stock and supplies with effective forward planning.
* Respond to calls outside office hours that cannot be resolved remotely, referring to appropriate contractors as necessary.
* Undertake repair and maintenance tasks to a high quality including plumbing, joinery and carpentry, painting/decorating, lighting maintenance, and required statutory testing.
* Understand and respond to health and safety matters in a timely manner.
* Move furniture and heavy items on site as required.
* Inspect and maintain common parts of the site including refuse and recycling facilities to high standards of repair and cleanliness.
* Coordinate Contractors/Suppliers for minor works on site.
* Monitor Sub-Contractors’ performance and retain accurate records of site operations including RAMS and Permits to Work.
* Highlight and assist with the management of community works.
* Assist the Community Manager in key management ensuring high levels of security at all times.
* Accompany external contractors on site in line with key management and access policies.
* Ensure annual checks are carried out for statutory insurance and qualifications.
* Ensure gardens and grounds maintenance are well maintained, clean, tidy and hazard-free, supervising external contractors as required.
* Manage and maintain all statutory testing records, using team members where appropriate.
* Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations.
* Follow safety techniques in line with company guidelines and safe systems of work.
* Report incidents or accidents to the Community Manager using the correct system and documentation.
* Review site risk assessments as required with the Community Manager.
* Look to maximise efficiency of utilities.
About You
* A reasonable level of general education at O’Level / GCSE level or equivalent with demonstrable written and numerical skills.
* Awareness of health and safety requirements onsite.
* Continually strives to improve knowledge, skills and abilities to produce the best results.
* A recognised trade qualification relevant to repairs and maintenance in a residential building is essential (e.g., Building Crafts Operative Certificate, City and Guilds or NVQ) with experience in decorating and making good.
Experience & Skills
* Experience undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in trades such as plumber, electrician, or carpenter.
* Fluent English verbal and written communication skills.
* Helpful, friendly personality with professional, courteous and helpful demeanor toward colleagues and residents.
* Good team player with strong relationship-building and influencing skills.
* Positive approach and ability to work with little supervision.
* Ability to determine cost-effective solutions to repairs.
* Excellent organization skills with ability to multitask and prioritise.
* Numerical skills necessary to complete activities.
* Flexible approach to work and adaptability to thrive in a changing environment.
