My client is looking to appoint a Maintenance Manager for their education site in Leeds. The successful candidate will be responsible for leading effective project delivery working alongside stakeholders including Facilities Managers, Building Managers, Maintenance Contract Managers and professional service colleague across the organisation. Projects will typically be in the range of £10K to £100K and the successful candidate will be responsible for end-to-end delivery from inception to handover, including the compliant procurement of goods and services. Key Responsibilities Build and manage the annual Maintenance Works Plan including preparation, prioritisation, financial approval and leadership across the financial year You will lead the project delivery of the Maintenance Works Plan, working closely with the Senior Maintenance Managers to coordinate the support of their teams and the Systems & Asset Information Manager to manage the data requirements; Supporting internal and external stakeholders, you'll produce a programme (or series of programmes) for the approved works across the financial year; Coordinating technical leads across the team, you will draft scope of works and specification documents that are suitable for quotation, mini-competition or tender. You will utilise our framework consultants when required to provide specialist support services or to support the drafting of such documentation; Obtain quotations / costs via approved contractors, measured term agreements, frameworks, mini-competition or formal tender. Act as a key contact for Facilities Managers, Building Managers and building occupiers during projects including the consulting on the project benefits and risks, sharing of the programme, ongoing progress and quality control information. Where required, lead the pre-start activity for decant, relocation or closure of facilities; Take responsibility for the planning, monitoring and reporting of Health & Safety and compliance with statutory requirements for projects under your control (such as requirements under CDM); Lead the pre-start, progress and practical completion meetings for projects under your control, including the management of documentation relating to these. Ensure project documentation including drawings, O&M manuals, Health & Safety files and warranty information are correctly and accurately produced and filed; Manage the production and updating of the asset condition survey and the transfer of data to the Estates Data Analyst Work closely with the Commercial Manager (and their deputies) to re-tender / build frameworks, measured term contracts and other compliant routes to procurement of works under your control. Manager oversight for the initiation for commercial decisions to ensure that the Maintenance Low Value Contracts and Measured term Contracts result in value for money and the student experience. Experience and knowledge Experience of delivering multiple concurrent projects or a programme of works including a detailed understanding of construction Health & Safety such the application of the Construction Design and Management (CDM) Regulations; An understanding of building and construction documentation including installation certificates, Operations & Maintenance manuals and Health & Safety files; Experience of setting, profiling and managing substantial financial budgets in addition to procurement within the Public Contracts regulations, including establishing frameworks and carrying out tender exercises; Knowledge of maintenance, construction and facilities management across a wide range of types and age, including condition surveys and production of forward maintenance plans; Strong interpersonal skills (including delivery of presentations and the chairing of meetings) with an ability to interact with people at all levels, both internally and externally and to develop effective working relationships; Qualifications Essential A QCF level 3 qualification in an appropriate subject, or equivalent, competency based membership of an appropriate professional institute such as RICS, CIBSE, IET, etc; Desirable Experience of using IT systems for project management, such as Microsoft Project online. Experience of AutoCAD, Revit or other similar software systems; Experience of working within a large and complex estate; QCF level 4 (or greater) qualification in a relevant subject; Experience of being part of an on call rota and/or acting as an Authorised Person, (AP) within a Safe System of Work, (SSOW).
