Associate Director - Property Management

Bellrock’s Property Management Team was established following the acquisition of a property and FM business that was managing 3 Technology Parks. Since that time, new business has been developed whereby a number of buildings are now managed in London and in the home counties together with hospitals in London and Birmingham.

To date the property management business has grown organically and further growth is planned whereby property management services will be offered across a number of sectors.

It is vitally important that the continued growth of the property management team achieves first class standards of management, fully compliant with all RICS regulations and the RICS Professional Statement.

What does it take?

* Good commercial awareness with strong communication and negotiation skills
* Knowledge and ability to advise on lease terms and all associated property legislation
* Awareness of all RICS practice / guidance notes and in particular the RICS Professional Statement on commercial property service charge
* Highly numerate, analytical and capable of producing excellent written documents, contracts, etc.
* Ability to advise on commercial lease terms and procurement / contract considerations for service delivery, sub‑contracting, etc.
* Excellent knowledge of property accounting and alternative property management software packages, especially TRAMPS software
* Capability to engage with stakeholders in all sectors at various levels with an ability to be client facing
* Business development abilities
* Awareness of all key lease events, statutory compliance, statutes and relevant case law
* Highly IT literate and capable of using appropriate property management / accounting software, creating exports, reports and ensuring the accuracy of data entry together with tenancy schedules


Working arrangements

In this role, the successful candidate would be required to work between your home address and Bellrock - Bristol Office, Bristol, BS32 4TD Monday-Friday 08:30‑17:00.
